
J&J will furnish personnel, materials, supplies and equipment as
necessary to the performance of all services specified. These supplies and
equipment consist of brooms, dust mops, brushes, mop heads, buckets, buffing
machines, detergents, disinfectants, polishes, scouring powders, waxes, floor
finishes, sealers, shampoo concentrates and others. Restroom supplies and
similar items, such as paper towels, toilet tissue, toilet seat covers, hand soaps,
deodorant blocks, urinal screens and trash liners will be supplied either by the
Owner or Management Company or they may be purchased through J&J
and billed to the Owner or Management Company in addition to the regular
monthly billing. At the Owner’s request, J&J will provide an all-inclusive
price for restroom supplies, as part of a total bid package.
It shall be mutually understood and agreed that no person other than authorized J&J contractors or persons employed by the Owner will be permitted to enter premises during the period J&J is performing services. J&J will not grant access to the Owner employees that do not have approved Owner ID or key type access to the building's after normal business hours.
J&J is covered by a general liability policy with a general aggregate coverage of $5,000,000.00 including property and bodily damage insurance.
Periodic inspection by the Owner and J&J representatives will be made. This can be a routine scheduled event, or as deemed necessary. Should there be any questions regarding the manner in which the work has been performed or deficiencies noted, it will be corrected within 48 hours or at a mutually agreed on time between Owner and J&J representative.
If Owner stantially corrects the deficiencies within two business days,
Owner may then terminate this agreement by thirty (30) days written notice
to J&J. Either party to this agreement may invoke this cancellation clause
with a properly received cancellation notice of thirty (30) days. J&J reserves the
right to terminate this agreement at anytime without notice for non-payment
of services rendered. Owner may terminate this Agreement at any time if
premises are destroyed or upon thirty (30) days written notice of Owner
vacating premises.
